Industrial & warehouse buildings
Industrial and warehouse building insurance
Warehouses, distribution and flex space, light manufacturing and storage buildings. What your tenants do inside drives the risk, so we look at the building and how it's used before we take it to market.

The main risks
What can go wrong at an industrial building
These are the losses we plan the policy around. Every building is different, so we look at yours before we take it to market.
- Fire, especially with tenants who store or handle combustible goods
- Roof damage or collapse from snow, water or age on large flat roofs
- Truck and forklift accidents at loading docks
- Injury claims from tenants' workers, vendors and drivers on the property
- Flooding in low-lying and waterfront industrial areas
- Theft and vandalism at buildings that sit empty at night
- Lost rent while the building is being repaired
FAQ
Industrial and warehouse insurance questions
Why does it matter what my tenants do?
Insurers price an industrial building partly by how it's used. A building storing paper goods or with woodworking inside is rated differently than one storing metal parts. Tell us who your tenants are and what they do so the policy is written correctly.
Does my tenant's insurance protect me?
It helps, but it doesn't replace your own policy. Most industrial leases require tenants to carry liability and name you as additional insured. You still need your own coverage for the building, your rent and your liability as the owner.
Is flood covered on a warehouse policy?
Not on most commercial property policies. Many NYC industrial areas sit near the water, so we can look at separate flood coverage for the building.
What if part of the building is empty?
Tell us how much space is vacant and for how long. Many policies limit coverage during vacancy, so we look for terms that fit.
Do you insure a single warehouse?
Yes. We work with owners of every size, from one building to a portfolio.
